Many people want to turn a holiday home into a house

The municipality of Sandnes is currently experiencing increased demand from holiday home owners who wish to convert them into condominiums to receive electricity support. It is not as easy as many people think.

The municipal plan for the municipality of Sandnes is based on national guidelines that say something about what and where to build. This plan does not provide for the possibility of converting holiday homes into houses.

The technical requirements for homes are much stricter than for holiday homes. In regulated housing areas, there are also a number of requirements for access to communal services.

- The chance for a change is very small. Of the approximately 3000 recreational facilities in the municipality, very few are located in areas with housing regulations. Even then, re-purpose isn't easy, says construction manager Kjetil Pedersen.

On the map gminy you can easily check if your holiday home is one of the few in a regulated area. If so, the property is yellow. To apply for a change of use, you first need to find a company that is ready to handle the application process for you. In addition to the minimum fee of NOK 5000 per municipality, you need to be prepared to make technical improvements to the cabin to meet technical requirements - plus changes to tax rates and increased municipal expenses.

The chance for change is very small

If the cottage is located in an area marked green or orange on the map, it is in a covered area regulations regarding holiday homes. Then there is a very small chance that you will be able to get a change of use. If you still want to submit an application, you must pay NOK 17 for each triggered instruction.
