Building a house in Norway is a series of formal activities that must be undertaken. Equally important is choosing the right building materials to ensure the longevity of your new home. What should be kept in mind and what steps should be taken? SkandPol advises

Building a house in Norway - formalities

Building a house in Norway is similar to that in Poland. First of all, we have to acquire construction plotover which we will have full rights. Construction company and building permit

However, there are some significant differences that we will not meet in our homeland. The most important of these concerns choice construction company - it is worth using the company at its disposal central godkjenning. Thanks to this, we will be sure that building a house in Norway will be carried out in accordance with the standards in force in that country.

IMPORTANT! Even if the company has sentral godkjenning (central approval) it is worth applying to the commune for granting godkjenning for ansvarsrett (local approval).

Zoning plan

After choosing construction company and its delegation by the commune to building our house, we should get acquainted with spatial development plan (Norwegian plan- og bygningsetaten). Such a document contains not only information about whether given type of property it can arise in a specific place. They can also be there guidelines related to the type of construction in a given commune.

Situational plan

Efforts to obtain building permits for a house in Norway also need to be delivered situational plan to the municipal office. In order to correctly draw up this document, it is necessary to put on it the number of the building plot (Norwegian gårdsnumber) and utility number (norw. bruxnummer).

Baseline plan

After providing the necessary documents, the municipal office delivers baseline plan. It contains all the necessary information, such as e.g. a water and sewage system diagram. Notification of neighbors

It is customary to send them a letter of notification. What is important - they have the right to submit their comments or complaints. It is our responsibility to take all measures to work out compromise. Submission of an application to the commune

Application for a building permit can be processed up to 12 weeks. After release positive decision, all neighbors or other entities can submit appeal. If the commune's decision remains unchanged after the appeal, the case is transferred to the provincial office (norw. fylkesmannen).

Construction permit in two stages

The rule in force in Norway is sending an application for a building permit when we already have selected company. In this case, the entire process will run in one step. However, if we want to postpone the decision to choose contractors, we can take advantage of a two-step procedure issuing a building permit. Then we fold it first application for a framework authorizationand after selecting the contractor - application to start work.

Construction begins

After approving the application, building a house in Norway may begin. Upon completion, the construction site must be inspected by construction supervision inspector (Norwegian bygningsinspektør).
