Tilstandsrapport
Tilstandsrapport is a written report on the technical condition of the property. The document describes the technical condition of the house or flat. The person who prepares the report is Takstmann - a building surveyor.

Forskrift til avhendingslova contains the conditions that must be met in order for the report to be accepted and used as part of the sales documents. The regulations also contain clear instructions on what a building surveyor must assess and document.
How the report is prepared.
As soon as you sign the contract with the real estate agent you entrusted with the sale of your property, you should expect a call from the appraiser. The building surveyor will set the date of the visit with you and will ask you to prepare documents regarding the renovation works carried out on the property. The next step is a visit to the seller's house during which a person with construction experience will inspect the property.

Why you should attend a property inspection
It is very important that you as the seller attend the inspection by a building expert. In this way, you can provide real estate information. In addition, it is an advantage to document the renovation works that affected the property. It is recommended to present all bills, invoices and other documentation of the work performed. The more you can document, the more accurate the report will be, and therefore the better your chances of getting a higher price for the sale of your property!
What should the appraiser's report include:
- Property inspection information
- Technical condition of the structure
- Room survey: Bathrooms, Laundries and Kitchens (floors, drains and water pipes)
- Internal water and sewer pipes
- Boiler, water heating and central heating
- Ventilation
- Roof structure, roofing and chimney
- Attic, external walls, windows and external doors
- Balconies, verandas and terraces
- Cellar
- Foundations, foundation wall, drainage and protection against water and moisture
- Electrical installation and "Samsvarserklæring"
- Surface measurements
- Assessment in terms of fire safety
- The result of the examination and the estimation of the cost of corrective actions
