I invite you to a series of tips on buying a house or apartment in Norway. 

WHERE TO FIND PROPERTIES FOR SALE

LOCATION

  • Do your own analysis by answering the following questions:
  • Do you want to live in the vicinity of single-family houses / block of flats / terraced houses?
  • Do you want to move in immediately / do you want to renovate the apartment?
  • What do my loved ones need: playground, school, shop, entertainment?
  • How long will it take me to get to work during rush hours?
  • How is the neighborhood/city perceived?

Advice!

Enter the address of the property you are interested in, see the neighborhood and compare the prices of other apartments or houses. https://seeiendom.kartverket.no/

CHECK YOUR CREDIT SCORING

  • The fastest and most effective method is to use the “søk Finansowieringsbevis” tab on the website of the Norwegian bank. You should receive a document describing your creditworthiness within a maximum of two working days.
  • Most banks require 15% equity, either from their own savings or from the sale of their current property. If you have this amount, the bank should give you a loan in the amount of your annual salary multiplied by five.
  • When buying several houses or a "hytte", the bank requires 40% equity.
  • The bank may also request a guarantor.

CHECK PROPERTY CONDITION

When, after purchasing a property, you discover physical defects that you may have noticed before the contract was signed, your chances of getting compensation are slim.

Checklist

  • Check the likelihood of moisture in the bathroom, kitchen, basement and laundry room.
  • Take a look at the electrical installation.
  • Check your home's energy consumption. Ask for documents from the last inspection.
  • Regardless of the age of the bathroom, check that the bathroom is built according to «Byggforskserien og Byggebransjens våtromsnorm».https://www.byggforsk.no/byggforskserien
  • Check the age and condition of the water system. Pay particular attention to the installation of pipes and the boiler.
  • Check the drainage performance.
  • Check the external walls and the facade of the building.
  • Check out the balcony and terrace. Does the water have a solid drain? What is the condition of the gutters?
  • Check the attic. Is there mold/mildew on the ceiling, chimney, window, wall or floor?
  • Check ventilation and measure radon concentration.

READ THE PROSPECTUS

The document contains a detailed description of the house/apartment, location, legal and physical status.

If you are unsure of something or what you are looking for is not in the prospectus, contact the broker immediately.

Pay particular attention to the way the restoration is described:

  • Overflateoppusset - superficially renovated
  • Oppuset - renovated, renovated
  • Renovert- modernized
  • Totalrenovert - completely renovated

READ TILSTANDSRAPPORT - CHECK THE TECHNICAL CONDITION OF THE PROPERTY.

One of the most important functions of the report is the description of errors, inconsistencies and discrepancies in terms of the risk of using a house or flat.

Scale

  • Grade 0 TG0: No symptoms
  • Grade 1 TG1: Weak symptoms
  • Grade 2 TG2: Severe symptoms
  • Grade 3 TG3: Very severe symptoms

READ EGENERKLÆRING

GET READY FOR THE PROPERTY SHOW.

Read the prospectus before going to the visning.

  • If in doubt, ask your broker.
  • Register for visning before you go to it.
  • Make sure you are on the interested list, this way you will receive notifications with "budvarsler" offers.
  • Compare the description in the information prospectus with reality, check:
  • Water system, pipes, boiler. Is the cooperative planning to replace the water system?
  • Bathroom, laundry room, basement - Can you smell damp/musty? Check how waterproofing is made.
  • Electrical installation - Ask for documents from the last inspection.
  • Windows, exterior doors.
  • TV, Internet – What TV/Internet subscription is included in the rent?
  • What are the chances of common fellesutfigter fees going up?
  • Drainage, probability of moisture.
  • Exterior walls, roof.
  • Balcony, terrace. Check the water drainage and the condition of the gutters.
  • Neighborhood: school, kindergarten, neighbors, shops, public transport.

SET A MAXIMUM PRICE LIMIT

  • Consider what price you want to offer.
  • Consider your own capital and creditworthiness.
  • Rethink your tactics when bidding.
  • Remember the following rules during the auction:

All offers must be in writing, the offer must not be less than 12.00 the next day after the last visning involved, remember that the offer must have at least a 30-minute "akseptfrist" approval time limit, acceptance of the offer by the current owner means conclusion of the contract .
